Same owner for 50+ years, 1951 built, 1,377 square foot, 1 car garage and basically needing to sell it “as is”…when a past client calls you to come see her aunt’s home you drop everything you do for them to be there for her.

This well loved home had a lot of personal items that reflected this creative seller, treasured art, every single piece of paper sent or saved to her and style that could be looked as glamous just as she lived her single life there.

We were ready to spotlight the areas that you could tell were selling points, beautiful fireplace, open concept to a fun gallery kitchen, master suite potential upstairs…office and screened-in porch with beautiful vaults.

Took action to be hands on with simple things such as taking the front awning off the home with my client that was installed intended for shade in the 1970’s. Giving the landscaping a quick trim and added colorful mums, new welcome matte. The inside needed a cleaning and really just some touch-ups with removing window blinds and curtains from the windows. Bringing the natural light in!

The screened-in porch, moving a cute bistro table to show potential for working outside, and adding some kitchen eat-in sitting in the corner windows area.

Having a professional stager add living room art, perfectly made round dining room table that was easy enough to walk around the space. A white shower curtain and simplifying the bedroom set and adding a gold lamp from home.

The basement can be a blank canvas, for fun and entertaining with that must-have 1970’s bar built-in and bar swinging doors to the laundry and storage. Just clean and simple.

The kitchen had a remodel a decade ago. When in doubt always go WHITE in remodels. The kitchen felt updated and we left some glam and added wood element decor to feel more JoAnna Gaines. The dining room light fixture stayed but we cut the black gems off to be more black iron and simple for the next buyer to see the potential.

With not much budget to spend, the upstairs master was empty but a few greens added to the 2nd level bath to feel fresh and full of potential.

Price is right. That is a show and a saying that is absolutely true. You must take chances in hot markets to have the buyer’s position their offer and terms to best suite your seller, feeling accountable and excited. In this case, we left with multiple offers that were over list with terms we accepted to best suite this seller and family.
